Construction Start The ICDV drops for the second consecutive month

The ICDV has decreased for the second consecutive month

SANTO DOMINGO – The Direct Housing Construction Cost Index (ICDV) registered a decrease in August of this year, reaching an average of 235.64, maintaining this trend for the second consecutive month, with a decrease of -0.06 points, compared to July which was 235.70. In June it was 235.73.

According to the monthly report published by the National Statistics Office (ONE), from December 2024 to the present, the index showed a cumulative variation of 3.49%. Comparing the results for August 2025 with the same period last year, the index showed a change of 3.53%.

The report released this week states that by type of housing, the ICDV was 240.91 for single-family housing on one level, 238.28 for single-family housing on two levels, 232.00 for multi-family housing on four levels, and 231.38 for multi-family housing on eight levels or more.

Building materials

According to the National Statistics Office, the main monthly increases experienced correspond to electrical equipment with 6.07% , followed by electric generators and vaults with 2.67%.

Similarly, there was an increase of 2.62% in finishing work, 1.25% in joinery, 0.91% in machinery, and 0.78% in subcontracts.

“In contrast, decreases were observed in miscellaneous electrical items with -9.19%, elevators with -4.97%, PVC pipes and fittings with -1.89%, steel with -0.68%, and cements and adhesives with -0.45%,” the report highlights, adding that decreases were also recorded in materials with -0.39%, while tools and labor showed no change, remaining at 0.00%.

The Direct Housing Construction Cost Index (ICDV) is a statistical tool that allows us to know the monthly variations experienced by the cost of construction of four types of housing: single-family homes of 1 and 2 levels, and multi-family homes of 4 and 8 levels or more, in the National District and the province of Santo Domingo (indirect costs such as: land, design, construction permits, financial costs, profits of the construction company, etc. are excluded).
