PUNTA CANA – “People say, artificial intelligence is going to take my job. No, your job will be taken by a real estate agent who uses artificial intelligence (AI) ,” revealed international speaker Pepe Gutiérrez while discussing today’s real estate agent in relation to global advances in the sector.
In an interview with El Inmobiliario , during the X Latin American Real Estate Congress, organized by the Latin American Real Estate Confederation (CILA), the expert highlighted that 47% of all the tasks performed by a real estate agent are carried out through artificial intelligence.
Gutiérrez, who holds a master's degree in AI, stated that we are currently entering a period of change, not just a time of change, where professionals must " adapt, continue, and improve," and if this does not happen, they will be "out of the market in less than a decade."
Heat maps as an analysis tool
The real estate mentor discussed heat maps, a technological tool that is not used in the real estate sector of the Dominican Republic.
He explained that it is a visual analysis tool that allows you to show, through colors, which areas are the most expensive and which are the most affordable in a country or city.
According to the specialist, using this type of tool helps the client to quickly understand the information provided in relation to a specific area.
The new customer profile
Pepe Gutiérrez stated that the nature of the current client lies in having confidence in someone close to him who provides personalized guidance , related to his reality, his tastes and interests.
“The customer wants to have the confidence of someone close to him who can say: Look, don’t buy here because your four-year-old child won’t have a school nearby. Don’t buy there because you have a heart condition and there’s no hospital nearby,” he said by way of example.
On the other hand, he specified that “there has to be some human interaction with a lot of data .” In that sense, he explained that previously the focus was on years of experience, but today the emphasis is on having a person who manages data—through artificial intelligence.
The future of the real estate agent: will the small and the large survive?
The artificial intelligence expert revealed that the market will show interest in small and large companies, while the medium-sized agent will tend to "disappear".
“The small business will be like a village shop. When there are large supermarkets, it will be the small business that will do something to gain market recognition. There will be a micro-specialization,” he pointed out.
According to the specialist, small businesses that opt for micro-specialization will have a greater chance of remaining in the market.
“There will be those small businesses that specialize in selling only beachfront apartments. But they will remain small because they can't offer more services, because they don't have the potential to do so. Unless all the small businesses join together and become large instead of medium-sized,” he said.
