David Martín: "Many investors come to the country as buyers and stay as developers."

The Spanish businessman highlights the good moment the country is experiencing in real estate development.

SANTO DOMINGO – Businessman David Martín , CEO of Zoemar Luxury Development, highlighted the boom in investments in the Dominican Republic, stating that the country is experiencing one of the most favorable periods in its recent history in terms of investment and development.

Martín stated that the current moment is exceptional for developers. “I’d say we’re in vogue, wouldn’t you say? It’s the best time,” he expressed, highlighting that political, legal, and economic stability has made the country an ideal destination for real estate projects. He noted that these factors have strengthened the confidence of both national and international businesspeople.

He explained that the combination of well-being, a favorable business climate, and legal security has led foreign investors to transfer capital to Dominican markets. “I invite foreign developers and investors to come to the Dominican Republic, which is a very stable country,” he stated. He added that many arrive first as buyers and then decide to become developers.

Investment stories that demonstrate confidence

The CEO of Zoemar Luxury Development shared a case that illustrates the magnitude of the country's appeal. He recounted how a Spanish investor arrived intending to acquire between 20 and 40 units , but ended up expanding his investment. "From coming to buy 20 units... he ended up buying more than 200 rooms for a project in Cap Cana ," he narrated. He highlighted that this investor is now developing another project with over 400 units.

Martín emphasized that this process occurred in just two years, demonstrating the country's high level of trust. "So you can see how much people trust the Dominican Republic... there's no clearer example," he stated. He noted that the trust has been so strong that the businessman moved his family to the Dominican Republic.

Regarding his own experience, the CEO recalled arriving several years ago, drawn by specific opportunities, but quickly finding a rapidly expanding market. “Besides, I’m not leaving… I came to stay ,” he said. He indicated that this commitment sends a message of security to buyers seeking support from those developing the projects.

He noted that, although the market boom consolidated starting in 2015, real estate activity is currently experiencing one of its most vibrant periods. “Investors from various sectors can come now… the opportunities and business opportunities here are not found in many countries ,” he asserted. He explained that the development has been continuous and has allowed different segments of the sector to find room to grow.

The businessman insisted that the Dominican Republic is experiencing a positive cycle that should be seized upon by those seeking opportunities in the region. “We have credibility and stability that must be taken advantage of… this is a cycle we must be part of,” he stated. He emphasized that several years of expansion remain before the market reaches maturity.

Long-term value

Martín also emphasized that his projects aim to create long-term value. “I want to create projects that last over time… not just build and sell,” he stated. He maintained that good management and subsequent administration are essential to ensure that buyers' investments retain their value over the years.

When discussing the characteristics that make the country attractive, he mentioned tax advantages , quality of life, and natural attractions. “From a tax perspective, it’s an interesting country… and we have all the clients who want to come and live here ,” he stated. He indicated that these elements allow the Dominican real estate sector to compete with renowned markets in the region.

He also highlighted that the Dominican Republic maintains excellent connectivity , which attracts those seeking a high quality of life without straying too far from major economic centers. This, he affirmed, is key to the steady increase in demand for housing and tourist properties.

Challenges

However, he acknowledged that challenges remain, especially regarding labor and immigration regularization. “Right now we have a labor , due to the immigration issue,” he warned. He explained that irregular employment directly affects the planning and delivery schedules of construction projects.

The businessman insisted that formalizing the workforce would benefit all stakeholders in the sector, including the government. “I wish I could have 100 employees and pay social security contributions for all 100 of them… because ultimately, we want to contribute to the country as business owners,” he stated. He asserted that a more efficient system would increase productivity and improve turnaround times.
