A new registration and control system for short-term rentals has been implemented in Spain

Airbnb and the Ministry of Housing held a working meeting last July to strengthen the transparency and proper functioning of the new system for registering and controlling short-term rentals in Spain. 

During today's meeting, the last one held after numerous previous working meetings, a roadmap was established to ensure the application of the regulations currently in force and to facilitate the transition to the new state registration model for short-term accommodation, which should conclude with an automatic and online exchange of data between platforms and the Ministry.

Data sharing and commitment to transparency

Starting this August 2025, Airbnb will send the Housing Department the information required by the regulations on a monthly basis, including the corresponding state and regional registration numbers, depending on the type of offer advertised by the hosts. 

Currently, Airbnb has a mandatory field on its platform for hosts to include a valid registration number, preferably the new national registration. This system will soon be replaced by two separate fields, one for the national registration number and another for the regional registration number.

Application throughout Spain and removal of irregular ads

The new system will be implemented nationwide, and Airbnb will collaborate closely with the Ministry to identify and remove listings that, according to the Ministry, present irregularities in the national registry. In these cases, the platform will notify hosts in advance, giving them 10 business days to correct the deficiencies before proceeding with the final removal, unless the issue stems from a revocation of the state registration number, in which case removal will occur within 48 hours of notification from the Ministry, according to a statement from the platform.
