Remax Capital leaders encourage buyers to educate themselves, verify permits, and choose professional advice

SANTO DOMINGO. – In a Dominican real estate market that is constantly growing but faces challenges in transparency, formality, and trust, the most frequent mistakes when buying a home continue to be repeated: lack of financial education, hasty decisions, and little legal verification of projects.

This was the warning issued by Manuel and Miguel Vásquez, leaders of Remax Capital , during their interview on the La Ventana Podcast program of the newspaper El Inmobiliario , in which they shared their vision on the practices that buyers and investors should avoid and on the urgent need to professionalize the sector.

With more than ten years of experience in the market, the Vásquez brothers agree that the starting point is education.

According to Manuel Vásquez, Dominican buyers must understand that acquiring a home or making a real estate investment is a high-impact decision that does not allow for improvisation, and therefore they must learn about all the aspects involved in this financial operation.

“The first thing to do is to educate oneself. I believe this is the main challenge for the real estate sector in 2026, for consumers, investors, and agents alike. This is the time to professionalize ,” said Manuel, who also recommends seeking advice from professionals backed by companies with a proven track record, capable of presenting realistic options and supporting the client throughout the entire process.

“An investor needs to seek advice from good real estate agents, backed by a brand or a company with time in the market, who can show him good options and guide him correctly,” he explained.

Another point she emphasizes is the importance of choosing projects structured under a trust , a mechanism that offers greater levels of protection to the buyer, as well as avoiding impulsive decisions. “Don’t do things lightly, don’t make decisions so quickly. Know better what you’re doing to make a good decision,” she pointed out.

The indispensable filter

From Miguel Vásquez's perspective, one of the most dangerous mistakes is ignoring the legal status of a project. Although many buyers are seduced by the design, amenities, or promises of profitability, they neglect essential aspects such as permits and the documentation authorizing construction.

“It’s quite clear what a project needs to begin development. Buyers should also focus on the permits for each project , who is backing the construction, and who is providing the legal backing for this type of investment,” he said.

For the executive, reviewing licenses, municipal approvals, property titles, and contracts is as important as evaluating the price or location of the property.

A market that demands greater rigor

The warnings from Remax Capital executives come in a context where the Dominican real estate sector shows dynamism, but also signs of greater caution on the part of buyers and investors, given recent cases of failed projects and legal conflicts.

In this scenario, the professionalization of the sector, the continuous training of agents and a more informed purchasing culture are emerging as key elements to strengthen trust and is a demand that other actors in the sector have made during the year 2025.

Manuel and Miguel Vásquez's message is clear: buying a home shouldn't be an emotional act or a gamble, but rather a decision backed by information, expert advice, and legal verification. Only in this way, they argue, can the market move toward a more solid, transparent, and sustainable model.
