SANTO DOMINGO.- The Direct Housing Construction Cost Index (ICDV), in the province of Santo Domingo and the National District, registered an increase of 7.82% in July of this year, according to figures reported by the National Statistics Office (ONE).
The report from the agency highlights that during the past month of July, the ICDV was 233.84 on average, registering an increase of 0.72 points, compared to June which was 233.12, showing an accumulated variation of 6.11%, from December 2022 to date.
“When comparing the results of July 2024 with those of July 2023, the index has shown a variation of 7.82%,” notes the document that is published every month by the government entity.
Types of housing
According to the ONE, by type of housing, the ICDV was 237.27 for the single-family one-level; 236.40 for the single-family two-level; 229.05 for the multi-family four-level, and 232.62 for the multi-family eight-level or more.
Increase in materials
Information from the National Statistics Office indicates that the main monthly variations in terms of construction materials are shown in electrical wires, with 8.87%; cements and glues, with 2.53%; plumbing equipment and appliances, with 0.65%; and flooring and ceramics, with 0.44%.
In the breakdown of categories by the agency, the increases in the seventh month of 2024 were most notable in the materials category with a 0.51% increase; tools with a 0.06% increase. Labor costs remained unchanged at 0.00%.
Regarding the decreases, the report indicates that subcontracts saw a -0.01% drop, and machinery a -0.04% decrease. PVC pipes and fittings also experienced a decrease (-3.35%), as did elevators (-0.08%), and vaulted ceilings and electric generators (-0.12% each).
The Direct Cost Index for Housing Construction (ICDV) is a statistical tool that allows us to know the monthly variations experienced by the cost of construction of four types of housing: single-family homes of 1 and 2 levels, and multi-family homes of 4 and 8 levels or more, in the National District and the province of Santo Domingo.
Indirect costs such as land, design, building permits, financial costs, construction company profits, etc. are excluded.
