What is the difference between a real estate agent and a real estate advisor?

What is a real estate advisor?

A real estate advisor is a professional focused on guiding clients who wish to buy and sell real estate. They must master all the technical, legal, and financial aspects related to real estate and have a thorough knowledge of the geographic area where they provide services. What qualifications does a real estate agent need?

Although most Latin American countries do not offer a degree in real estate consulting, it is recommended that individuals providing services have a professional background, preferably one directly related to real estate, such as architecture or administration. Ideally, they should also have a specialization in real estate from a recognized university, academy, or institution that provides them with the necessary skills to practice the profession.

In addition, it is advisable to belong to an association related to the profession. In the Dominican Republic, there is the Association of Real Estate Agents and Companies (AEI), which currently has more than 2,000 affiliated members.

It is very important that a real estate advisor has financial and market knowledge to evaluate the cost-benefit of a property, compare the existing supply in the surroundings, give an accurate opinion on the price of a property, know the construction costs, understand the appreciation of the area and determine the feasibility of buying or selling a specific property.

Difference between a sales agent and a real estate advisor

The main difference is that a real estate agent is focused on their sales targets, primarily on clearing their developments' inventory as quickly as possible, often without regard for the client's goals and objectives. Unfortunately, many salespeople call themselves real estate advisors, but they are far from it. Although some may be trained, they are more responsive to their own financial interests or those of the companies that hire them, rather than the interests of their clients.

One of the most common problems for a real estate agent is trying to control the outcome of a sale without considering the buyer's needs. Insisting on selling a property that doesn't meet the client's requirements creates discomfort and frustration, and can even lead the client to make the wrong decision. The worst-case scenario is that the client buys a property that doesn't meet their objectives and feels disappointed or regretful.
