Tourism as an engine of development: Businessman Nader explains what is needed to promote new destinations

He said that his Maralda project, located on the Emerald Coast, Miches, is structured under a trust, with a "solid" legal and financial structure for those who take the step when investing.

SANTO DOMINGO- For the young businessman and real estate developer George Alexander Nader, every tourist destination in the Dominican Republic needs the action of various actors to achieve its recognition and, subsequently, its positioning.

He expressed this on the program La Ventana de El Inmobiliario, where he indicated that the community and local leaders are key protagonists, representing the social aspect of any destination in the country.

He specified that promoting these places requires building public-private partnerships in society, primarily targeting the Dominican central government.

Within the public sector, he referred to various ministries and institutions that play an indispensable role during the development of tourist areas.

In that regard, he mentioned the Ministry of Tourism (Mitur), the Ministry of Environment and Natural Resources, the National Institute of Drinking Water and Sewerage (Inapa) and the Ministry of Housing, Habitat and Buildings (Mivhed).

“Everyone who grants a permit is part of what it means to create a tourist destination. And, obviously, it needs entrepreneurs, those of us who come with our capital to risk it, to buy the land, to conceptualize the projects, and then to bring to market an innovative product or service that adds value and, more than anything, that makes more tourists interested in coming to the Dominican Republic,” he stated.

He added that in Miches, both the Government and the Minister of Tourism, David Collado, “have given a great boost because they have realized that by building the infrastructure, we will create projects and develop hotels to create jobs that will improve the quality of life for all Dominicans.”

For the businessman, the tourism sector is one of the niches with the greatest potential to improve the quality of life of Dominicans, since it attracts foreign currency, generates employment and, above all, promotes quality job opportunities.

One of the scenarios they've observed in Miches is the need for low-cost projects. "So, we're saying that there's a need here for affordable projects where all the employees can build a decent life and put down roots, like we have."

When questioned about legal security, Nader specified that each of his developments is protected under the trust law and that they work with Fiducorp, thus guaranteeing that "they can be 100% sure that all the money given to the trustee goes directly invested in the project," without neglecting the support they provide as promoters and destination developers.

During his presentation, he indicated that the Maralda project, located on the Emerald Coast in Miches, is structured as a trust. He stated that it has a "solid" legal and financial structure for those who decide to invest.

As part of its corporate social responsibility, it specified that 1% of all sales will be directed to youth preparation and education programs in the community, depending on the cause with which the customer identifies.

“So, it’s about being part of something bigger than yourself, it’s about being part of a community and someone, of a destiny that is being created,” he emphasized.

Maralda, a project in the heart of Miches

Some stories begin to take shape with our ancestors. This was the case in the life of George Alexander Nader. The first steps in the tourism sector were taken by his grandfather, Roberto Nicolás.

In the 1970s, he began acquiring properties in the Colonial Zone and Juan Dolio. He had projects and hotels in various locations throughout the Dominican Republic. When Don Roberto passed away in 1996, he was building in El Cortecito, Bávaro.

This is how George Alexander recounted his story in an interview with Ana María Ramos, founder and director of the El InmobiliarioMedia Group. Seated with his back to Emerald Beach, he continued speaking about the man who carried on the legacy built by his grandfather.

His father, George Nader, an arts entrepreneur, was the one who started making investments in the industry. He had conceived a very particular project, which was linked to his work in the arts, as a concert producer.

His son says that, at that time, his idea was to create a city for artists where they could come to the Dominican Republic to record and enjoy everything the country has to offer.

“There we built a portfolio of tourist land, strategically located here in the Dominican Republic, and one, the most important, I could say, is this one where the Maralda project is being developed, which is more than eight million square meters,” Alexander said.

In the heart of Miches, as he specified during the interview, the conceptualization of this tourist development began in 2018. A project that, he stated, has all the necessary permits and the license from the Tourism Development Council (Confotur).

“It is a project that is already underway and where we will soon be inaugurating what will be the first project developed here, which is Living the Noom,” he said.

The founder and CEO of Nader Enterprises excitedly revealed that the name Maralda is a play on words combining "mar" (sea) and "playa Esmeralda" (Emerald Beach). Speaking about this megaproject, he emphasized that its primary focus is on nature.

And so the logo of this tourism initiative was created, which has an identity that possesses a touch of soul, and which has integrated part of its philosophy in words: "Absolute Nature".

George stated that they currently have five catalyst projects within the sustainable development of Maralda.

He announced that earthmoving work has already begun for what will be the first beach club of the development.

The first project to go on sale is the aforementioned tourist residential complex, “Living The Noom”, located on Emerald Beach, and will feature apartments based on the wellness and sustainability concept.

“It’s a project that has won more than 17 awards worldwide. We imported it from Cancun, where it’s already built; it’s also under development in Tulum, and it’s a project where the land will be covered by more green areas after construction than before,” he described.

The investor stated that the buildings will be clad in greenery and will have a bamboo structure. All of this is intended to put Maralda and the Dominican Republic on the map of sustainable and innovative projects.

“It’s an extremely sustainable architecture. What we’re aiming for with this project is, as they say in English, to set the bar – to set the standard,” he said.
