This will be the hotel and residential distribution of the Cabo Rojo Tourism Development project in Pedernales

The consultants of the Master Plan advise that in the different zones, ecological cabins should also be allowed, establishments that, having the same commercial purpose as hotels, offer relatively rustic housing units, individual, grouped or isolated, with one or more bedrooms, furnished and equipped, with or without additional services.

SANTO DOMINGO.- The Master Plan for Tourism Development in Cabo Rojo, Pedernales proposes the construction of 12,000 hotel rooms and 4,545 residential units, which must comply with the specific regulations and standards established for each zone.

The consultants who prepared the study propose conservative housing densities, which decrease and increase as they move away from the conservation areas identified in the studies. “Therefore, the preliminary master plan shows that the suggested densities are in line with the expectations of the development itself and the environmental considerations analyzed.”.

In Phase I, the proposed lots for the four eco-hotels and the one on the Cape Islands suggest fairly conservative densities of up to 10 inhabitants/hectare, considering double the minimum setback established in environmental regulations for wetlands. As for the eight lots for hotels facing Cabo Rojo beach, lower densities are proposed for the plots closest to the wetlands, increasing towards the cape, up to 30 inhabitants/hectare.

Similarly, in Phase II, the eight lots facing La Cueva beach also follow the same criteria: the plots closest to the buffer zone have lower density, which increases towards the cape, reaching up to 24 inhabitants/hectare. “A significant portion of the territory is proposed as a conservation area separating Phases I and II from Phase III, supported by the cliff. Therefore, in Phases III and IV, to be developed above the cliff, plots with densities of up to 10 inhabitants/hectare are planned, with the lowest densities being those closest to the proposed buffer zones and/or conservation areas.”.

A density of up to 10 inhabitants per hectare is suggested for the golf course villas and up to 30 inhabitants per hectare for Pueblo Rojo, based on the premise that it will be the residential and commercial center of the Cabo Rojo development. “In conclusion, it can be observed that the proposed housing densities are low and conservative. It should be noted that, although there is no established international standard for densities in protected areas, they generally hover around 20 inhabitants per hectare; evidently, the characteristics and conditions of the ecosystems present in the development area influence this.”.

Hotel development

The Master Plan proposes that 4,700 rooms will be built in Playa Cabo Rojo, 5,000 in Playa La Cueva, 500 in Playa del Cabo, 900 in Isla del Cabo and 1,100 distributed in the four eco-hotels.

As for the residences, the distribution is as follows: 2,500 for Farallón Residences, 700 for Cape Residences, 850 for Gold and 495 for Red Village.

Authorized land uses

The consultants of the Master Plan advise that in the different zones, ecological cabins should also be allowed, establishments that, having the same commercial purpose as hotels, offer relatively rustic housing units, individual, grouped or isolated, with one or more bedrooms, furnished and equipped, with or without additional services.

Also included are Ecolodges, which are lodge-type accommodations of small capacity and high environmental and architectural quality, holiday and luxury villas, aparthotels, apartments, all-inclusive hotels; Town Houses or row houses (group of dwellings of 2 or 3 levels, built next to each other and sharing a common wall), condohotel.

Similarly, in the Cabo Rojo Tourism Development project, Pedernales will be able to include restaurants, bars, nightclubs, casinos, gift shops, travel agencies, sports activities, and land and sea excursions.

Also tourist residence (homes that make up the non-hotel sector, whose users use them as accommodation for summering or residing, permanently or semi-permanently, outside their usual places of residence).
