SANTO DOMINGO - The CEO of Morada Development Group, Daniel Cordero, indicated that the decline reflected in the construction sector during the first quarter of this year is associated with market dynamics and changes in the profile of buyers.
“As in any market, the construction sector goes through natural cycles of transformation. Today, we are facing a significant change in the type of buyer: their profile, their priorities, and their criteria are evolving,” he explained.
Cordero argued that these negative numbers, -1.2%, —according to data from the Central Bank of the Dominican Republic in its latest report— are due to other variables such as global economic uncertainty, financial fluctuations, and the distrust that has affected the sector after the revealed scams.
Expanding on this last point, he argued that deceptive practices directly impact customer perception.
Despite this scenario, the real estate development group located in the eastern zone specified that these changes do not symbolize a "paralysis" in the sector but rather opportunities that allow for a refocusing of the work.
“We are renewing our commitment to transparency, providing clear information to clients and brokers, and ensuring that they have the necessary tools to make informed decisions and feel supported,” he stated in an interview with El Inmobiliario.

The businessman clarified that, currently, buyers are being more "conservative with their cash flow" and are also "demanding greater certainty when investing" due to the factors mentioned.
In that regard, Cordero called for strengthening that confidence to boost the construction sector, as well as being open to offering payment facilities, adjusting products to new needs, and maintaining constant communication with customers.
“In sectors like el inmobiliario, where there are always peaks and troughs, these movements are not unexpected. The key is to adapt, respond to the context intelligently, and not lose sight of the fact that, historically, markets always recover,” he emphasized.
Key measures to strengthen the construction sector
The CEO of Morada presented a series of measures aimed at improving the industry through best practices. First, he emphasized the importance of “recognizing the stressors that affect today’s buyer.”.
He also highlighted the importance of companies working on personalizing the customer experience, as part of an approach that should also include flexibility, adaptability and, above all, fulfilling delivery and service promises.
According to the expert, revitalizing the sector is not about selling more, but about building lasting relationships and responding to needs in an agile and strategic way, taking into account the changes that the market presents, a point that reflects the need to evolve together.
“We are convinced that the market will rebound. It always does. The important thing is how we position ourselves in that process: how willing we are to listen, to reinvent the way we do things, and to offer proposals with real value,” he added.
In conversation with the media, Cordero explained that the decline in the industry not only affects the eastern part of the country, since it does not respond to regional patterns but to macroeconomic factors at a global level.
