Miguel Montero calls for modernization and professionalism in the real estate sector

He advises new real estate agents to focus on continuous learning and building trusting relationships.

SANTO DOMINGO. At a time of growth and transformation for the real estate sector in the Dominican Republic, real estate advisor, regional trainer and member of the Associate Leadership Council of Keller Williams Premium, Miguel Montero, highlights the main challenges that agents, developers and investors face when trying to grow in the real estate industry given the current situation.

According to Montero, one of the main challenges for professionals in the sector is the need to modernize processes and adapt to digital trends. “The rise of technology and digital marketing has changed the rules of the game in the real estate market, and those who fail to adapt to these changes risk falling behind,” he emphasized.

He highlighted the exponential growth currently experienced by the real estate sector in the Dominican Republic, emphasizing tourist areas and the luxury market. Therefore, he considers the evolution, automation of processes, and integration of technology into business strategies as a primary goal to pursue.

“To maintain competitiveness, it is vital that agents and developers embrace the new digital tools that facilitate both property promotion and transaction management,” commented the KW Premium mentor.

On the other hand, the interviewee described the need for greater professionalization in the sector as a priority, justifying it under the fact that, although real estate investments have increased in Quisqueya, they are often not fully optimized due to the training gap of many of the agents operating in the market.

“The lack of ongoing training and the absence of a solid ethical framework can generate distrust among investors, limiting market growth. Therefore, it is essential that the large number of new agents entering the sector receive continuous training to offer professional and ethical service. This would not only increase client confidence but also raise the overall standard of the real estate market.”.

Despite the challenges, the KW member sees significant opportunities for improvement in the current market. He notes that by implementing best practices and using digital technologies, the sector can attract more national and international investors, building upon the use of digital tools that would allow for better property visibility, increase efficiency in transaction management, and, most importantly, contribute to creating a more transparent and secure experience for buyers and sellers.

“The future of the real estate sector is linked to digitalization. It’s not just about using tools to promote properties, but about transforming the entire buying and selling experience, from the initial consultation to the signing of the contract,” explains the neuromarketing professional.

To overcome these challenges and seize opportunities, Miguel emphasizes the importance of continuous training and adopting an adaptable attitude toward change. “Real estate agents must train in areas such as digital marketing, neuromarketing, and communication strategies to connect more effectively with clients and stay ahead of the competition,” he added.

“Today, real estate agents not only need to know the market, but they also need to be experts in using digital tools and understanding customer behavior. Those who can adapt and offer personalized service will have a significant advantage,” the real estate agent said.
