SANTO DOMINGO - In April of this year, the Direct Housing Construction Cost Index (ICDV) averaged 236.26, registering a decrease of -0.51 points, compared to the previous month which was 236.77.
However, when analyzing the last year, from December 2024 to date, the index maintains an accumulated variation of 3.76%, according to the latest monthly report from the National Statistics Office (ONE).
According to the report, when comparing the results of the past month with those of April 2024, the index has shown a variation of 5.60%.
By type of housing, and as established in the entity's monthly report, the ICDV was 241.59 for single-family housing of one level; 239.05 for single-family housing of two levels; 232.23 for multi-family housing of four levels, and 232.16 for multi-family housing of eight levels or more.
Most materials decrease
Regarding cost groups, the variation in labor remained stable, registering no variation (0.00%), while decreases were registered in the other groups, highlighting a significant reduction in tools with -8.30%, machinery with -1.27%, subcontracts with -0.33% and materials with -0.18%.
By cost subgroups, the ONE figures show that the main increases were observed in wires, nails, zinc and others, with 8.94%; electrical wires, with 2.83%; steels, with 0.96%; and paint, with 0.80%.
On the other hand, the main decreases were recorded in tools, with -8.30%; vaults, with -7.63%; electric generators, with -5.14%; PVC pipes and parts, with -3.85%; elevators, with -3.63%; and blocks and others, with -2.43%.
The Direct Housing Construction Cost Index (ICDV) is a statistical tool that allows us to know the monthly variations experienced by the cost of construction of four types of housing: single-family homes of 1 and 2 levels, and multi-family homes of 4 and 8 levels or more, in the National District and the province of Santo Domingo (indirect costs such as: land, design, construction permits, financial costs, profits of the construction company, etc. are excluded).
