SANTO DOMINGO – Ethics is defined as the study of morality and human action. The concept comes from the Greek term ethikos , which means “character ” It is a moral statement that makes assertions and determines what is good, bad, obligatory, or permitted.
For the AEI, the Association of Real Estate Agents and Companies, its Code of Ethics "is the instrument that allows for the fair and balanced regulation of relations between its members, seeking to establish clear rules and solutions to the various conflicts that may arise from negotiations involving the real estate broker, as an intermediary and a key player in real estate transactions.".
This document, which governs the conduct of its members, was part of the topics discussed last night, during the second day of the CBR-01 Certification program, which brings together a group of participants interested in entering the real estate world and others seeking to strengthen the knowledge they already possess.
Alenny Garabito and Teresa Pérez detailed its scope and objectives: to regulate and create the bases for carrying out joint businesses, to promote cooperation among its members, to avoid unfair competition through its conciliatory power of a disciplinary nature, among other provisions that seek to motivate commitment and responsibility.
“A real estate professional faces many things and responsibilities every day, therefore they must have a code to guide them through the process,” said Alenny Garabito of TimeHouse.
Our Code of Ethics fairly and equitably regulates the relationships between associates; as an intermediary, it is a first-rate instrument in real estate transactions, stated Teresa Pérez.
Participants were given tips on actions to take to gain respect and trust from clients and associates. We're sharing some of them with El Inmobiliario 's readers:
- Pay your office bills.
- Deliver the shared commission immediately
- Do not invent brokers or referrals at the end of a negotiation, when the closing has already taken place.
- Do not say that you have a lower commission than what was signed or agreed upon
- Do not remove other people's signs.
- Don't say you do the job better than others.
- Do not suggest to the owner that they paint or fix areas that could soon be damaged again or hide defects in order to sell or rent.
8) Do not use photos, videos, or information from other runners.
9) Arriving late for appointments or not showing up, and saying so at the same time, is disrespectful.
10) Bringing a family member, friend, or another broker to see the property to make them believe they are a client is a low trick.
11) Do not accept properties that another advisor had sent you.
12) Doing business outside the law is incorrect.
13) Avoid interfering in other people's advertising and taking their customers.
14) Respect your company, use your corporate identity in advertising.
15) Take care of your profile picture
16) Invite clients to your office; it will give them confidence
17) Do not inquire with others about matters that are not your concern.
18) Don't try to poach staff from your old job to take them to your new job.
