Condominium manager warns about prostitution in short-term rentals

Owners prioritize quick profit over the safety and order of the condominium.

SANTO DOMINGO. - Short-term rentals in the Dominican Republic have experienced significant growth in recent years. Platforms like Airbnb have attracted numerous investors, increasing the supply in residential towers.

Despite the economic benefits it generates for the country, this phenomenon has created significant challenges, especially related to prostitution, practiced mostly by Dominicans and some foreigners.

“Most of us building managers are dealing with this a lot in the towers as well. When this phenomenon arrives, it's not just that situation, but also prostitution, which is very common. So what we do is take measures,” he revealed.

He explained that, to address this problem, they have established rules such as prohibiting the rental of apartments by the night , in order to reduce the incidence of these cases in condominiums.

He noted that many towers have adopted the measure of establishing a minimum of two nights for rentals, with the aim of reducing the risks associated with short-term rentals.

In addition, he emphasized the importance of administrators and owners reviewing guest history and ratings on Airbnb to properly filter bookings.

“Something important that I’ve always told them is that the platform is very comprehensive – referring to Airbnb –. It tells you the history of the person who is using a service,” he said.

Castillo pointed out that many problems arise because owners prioritize quick profit over the safety and order of the condominium, neglecting to analyze the behavior of those who rent.

The superhost, recognized as such for her years of experience managing condominiums and properties for Airbnb, is in favor of regulating short-term rentals to ensure safe and orderly coexistence.

“As I said, the owner always sets the rules. If the person or manager has rules, there's no problem. Even when you or someone else goes to a country and stays in a hotel, there are rules in that hotel,” he said.
