International real estate investors and brands: A growing wave in the country

SANTO DOMINGO – The internationalization of the Dominican real estate market is growing rapidly in the Dominican Republic. It's no longer just a branding strategy implemented after the pandemic, in response to the Dominican real estate boom, which led major real estate agencies to expand their reach and conquer the foreign market.

In 2024, several real estate agencies and construction firms have arrived in the Dominican Republic, motivated by the growing real estate development that the Dominican nation is experiencing, further strengthened by state promotion policies, carried out through campaigns in different international markets, focused on showing the world the local advantages.

Added to this is the climate of political and economic stability and legal security that the country experiences, in addition to the various incentives that the nation offers to foreign investors, who see the country as the most viable option to place their capital, knowing that real estate represents one of the businesses with the greatest guarantees of return.

Real estate and construction brands from Chile, Mexico, Colombia, Canada, the United States, Haiti, Spain, Venezuela, Peru, among others, are some of the companies that have moved to Dominican soil, attracted by the good moment the country is experiencing.

What brings them to the Dominican Republic?

One trend that is gaining popularity is the formation of alliances between Dominican and foreign capital, especially in the area of ​​real estate development investments. The Dominican capital, the eastern region, and Santiago de los Caballeros are the areas where the presence of foreigners involved in these sectors is most noticeable.

"I have never seen such a formidable market," said Julia Simpson, president of the World Travel & Tourism Council (WTTC), this week, highlighting that the Dominican Republic is an ideal country for tourism investment.

He cited political stability and legal security as two of the elements generated by this favorable climate, also adding the public-private partnership model, which has been widely discussed in the current government.

Colombians

In August of this year, Colombian businessman Antonio Castro Franco, who has projects in the country, told El Inmobiliario that the Dominican Republic currently has the best conditions in the region for investments.

The CEO of ACF Constructora, with more than 17 years in the South American market and a track record of more than 20,000 housing units, decided to include the country in his international expansion plans due to the favorable business climate he observes and the legal guarantees he perceives.

“It is a country with a favorable business climate, with stable governments that guarantee the legal security of foreign investments in the country. Due to its strategic location and infrastructure, with 8 international airports and flights of 1 hour and 30 minutes from Colombia, we consider it the appropriate destination to begin our international expansion,” said the businessman.

Last October, Helen Realtor Group, a company with more than five years in the Colombian market, announced its arrival in the Dominican Republic to continue expanding its operations and contribute to strengthening the national market.

Helen Garcia and Jose Montoya, leaders of the South American brand, explained that their arrival in the Dominican Republic came when they explored other markets to internationalize the company and determined that the Dominican Republic was the one that exhibited the most confidence and security.

 "We came looking for investment opportunities, we explored other international markets and the one that gave us the most confidence and security was the Dominican Republic.".

Venezuelan businessman

In March of this year, Mariano Briceño, a Venezuelan investor, told El Inmobiliario that the Dominican Republic's economy currently offers the best investment climate in all of Latin America.

“I see it doing wonderfully. I believe it has the best geography in all of Latin America; it’s an excellent, marvelous country, as demonstrated over the last 20 years by the economic, macroeconomic, and social development it has been experiencing,” the businessman stated. And indeed, the Dominican Republic is in vogue.
