The year-on-year Direct Cost Index for Housing Construction increases to September 2024

SANTO DOMINGO.– Comparing the results of September 2024 with those of the same period in 2023, the Direct Housing Cost Index (ICDV) has registered an increase of 5.43%, according to figures recorded by the National Statistics Office (ONE).

The publication by the coordinating body of the National Statistics System (SEN) establishes that last September 2024 the ICDV was 228.11 on average, registering an increase of 0.51 points, compared to the previous month which was 227.60.

“From December 2023 to date, the index showed a cumulative variation of 3.52%,” says the entity’s latest report.

It adds that by type of housing, the ICDV was 232.37 for single-family housing of one level; 230.58 for single-family housing of two levels; 224.73 for multi-family housing of four levels, and 224.78 for multi-family housing of eight levels or more.

Building materials

According to the ONE report, the monthly variations show increases in PVC pipes and parts, with 7.80%; blocks and others, with 2.56%; elevators, with 2.06%; steel, with 0.98%; modules, meters and breakers, with 0.68%.

“Regarding cost groups, the main monthly variations were observed in materials with an increase of 0.50%; machinery with an increase of 0.17%; and labor remaining unchanged at 0.00%,” he notes.

Construction materials that experienced decreases were subcontracts with -0.63%; tools with -0.98%; natural stones and marmolite, with -0.41%; equipment and appliances for water and sanitary installations, with -0.71%; tools, with -0.98%; miscellaneous electrical items, with -2.73%; and blacksmithing subcontracts, with -2.83%.

The ICDV is a statistical tool that allows us to know the monthly variations experienced by the cost of construction of four types of housing: single-family homes of 1 and 2 levels, and multi-family homes of 4 and 8 levels or more, in the National District and the province of Santo Domingo (indirect costs such as: land, design, construction permits, financial costs, profits of the construction company, etc. are excluded).
